Question by followingmybliss: What should a commercial lease spell out specifically about expectations between tenant and us?
My sis and I have our first tenant in our commercial building, and though we are using a real estate attorney, we want to be informed about needed specifics in the lease…such as what is expected from me and the tenant, how problems will be addressed, etc.

I could use anyone’s experience and guidance here. Thanks so much for what you can offer.

Some major issues:

1. Who is responsible for all the various maintenance items.
2. What is the duration of the lease and renewal procedures.
3. What are the restrictions if any as how the property can be used.
4. Is subletting allowed.
